Bayside Lakes is the master-planned community at Malabar Road and Babcock Street on Palm Bay's south side, and it was the first large development inside the city that did not follow General Development's grid. It opened in the late 1990s and built out through the 2000s as a set of gated villages around a chain of lakes, a clubhouse, and a shopping center at the entrance. The houses are concrete block, single-family and townhome, almost all built between 1999 and 2008, with architectural shingle on nearly every one and tile on a few of the custom streets.
That build window is the whole story. A 2004 Bayside Lakes roof is 22 years old this year, and the neighbors' roofs are the same age, so the renewal letters and the replacements come to the whole village at once. Irma in September 2017 lifted shingle on the west-facing slopes, and Milton's outer bands on October 9, 2024, brought gusts through south Palm Bay.
