Every house on the street got its roof the same year. Now the letters are arriving the same year too.

The builder put the same three-tab shingle on the whole block in 2004, and this spring the insurer wants to know how much life it has left. Shingle again, or metal this time? Call now to be connected with an independent local roofing contractor who works south Brevard roofs and can tell you which one your house needs.

The roof ages on a schedule, and so does the paperwork

Most of south Brevard was built in waves. Concrete block ranches went up in Eau Gallie and Melbourne in the 1950s and 60s for the Cape's engineers. Palm Bay's grid of quarter-acre lots filled in through the 1980s and 90s. West Melbourne, Viera, and Bayside Lakes added thousands of shingle roofs between 1998 and 2008. A shingle roof here gets 15 to 20 years in the sun, less on the beachside, and the insurer's letter tends to show up right around year 15.

That letter is the most common reason people call this number. The second is a drip that started after an afternoon storm. The third is shingles in the yard the morning after a named storm. A contractor who works these roofs every week can tell which one you have in one visit: a repair, a roof with a few years left and a report that says so, or a replacement, and whether that replacement should be shingle again or metal.

Talk to someone now about your roof

Describe the roof in plain words. The call is routed to an independent local roofing contractor who works shingle, metal, and tile roofs in your part of south Brevard County.

  • Say whether the roof is shingle, metal, or tile, and the year it went on if you know it.
  • Tell the person who answers where the stain or drip is and whether water is coming in now.
  • Mention a tarp already on the roof, a storm date, or shingles found in the yard.
  • Say if a renewal letter, a wind-mitigation form, or a home sale is driving the call.
  • Say which side of the lagoon the house is on; beachside roofs get a different material conversation.
  • Have the property address and a callback number ready.
  • Mention an HOA in Suntree, Viera, or Bayside Lakes so approvals come up early.

What the crew does, and what it means for you

What happens What it means for you
The crew walks the roof and looks in the attic before anyone quotes anything The stain gets traced to where the water actually enters, which is usually uphill from the drip
Roof year is checked against the permit record, not guessed The renewal letter gets a real date, and a roof from 2009 or later is handled differently under the repair rule
Beachside roofs get coastal-grade fasteners, trim, and edge metal in the scope The metal that holds the roof down is not the first thing salt air eats
Deck re-nailing, sealed underlayment, and straps are documented while the roof is open The wind-mitigation form fills in with credits your policy may not be earning today
Photos, measurements, and a written line-item scope on every job You have a document for an adjuster, an HOA, or a buyer instead of a memory
The permit is pulled through the city or county that covers your address Melbourne, Palm Bay, West Melbourne, the beach towns, and unincorporated Brevard each run their own desk, and the roof gets inspected under the right one

Before you climb a ladder

Stay off the roof. A wet shingle roof is slick, and a metal roof is worse. Put a bucket under the drip, move furniture, and take photos of the ceiling and of the house from the ground. If water is running down a wall near an outlet, switch that circuit off. Then call. You do not need to know whether the job is a repair or a replacement. Describe what you see and the contractor sorts out the rest.

What is different about roofs in south Brevard

Melbourne sits on the Atlantic side of the state, outside the High-Velocity Hurricane Zone that covers Miami-Dade and Broward, but inside a wind-borne debris region where shingle fastening, underlayment, and roof-to-wall connections are inspected items on every permit. The county publishes its own design wind speed maps, and the number for a beachside address is higher than the number for a Palm Bay address on the same map.

The storms that shaped the roofs here came in pairs and brushes. Matthew ran up the coast just offshore on October 7, 2016. Irma crossed the state on September 10 and 11, 2017, and put an EF-1 tornado through an Indialantic condo roof on its way. Ian's outer bands dropped four to six inches of rain on Palm Bay on September 28 and 29, 2022, and washed out culverts across the county. Nicole came ashore south of Vero Beach on November 10, 2022, with its eye passing over Brevard, and took the dunes with it. Milton spun up 46 tornadoes across Florida on October 9, 2024, with one confirmed in Cocoa Beach and 80 mph gusts on the beachside.

Salt air is the other thing. From Melbourne Beach to Satellite Beach the island is narrow enough that ocean spray reaches one side of a house and lagoon air the other, and fasteners, flashing, and cut panel edges corrode years ahead of the same roof in West Melbourne. That is why standing-seam metal with coastal-grade hardware has become the common replacement choice on the beachside, and why a metal roof specified for inland use does not belong there.

Inside the city limits of Melbourne, re-roofs are permitted through the City of Melbourne Building Section at City Hall on Strawbridge Avenue. Palm Bay, West Melbourne, and each of the beach towns run their own permit desks, and unincorporated addresses go through Brevard County. The area pages on this site name the right one for your address.

Insurance, without the promises

Nobody on this site can tell you what your policy will pay. Sudden wind damage from a storm is usually the kind of loss a Florida homeowner policy is written for, but a separate hurricane deductible applies to named storms, wear and age are not covered, and since January 2023 a new claim has to be reported within one year of the storm. Florida law also says a carrier cannot drop a policy over roof age alone if the roof is under 15 years old, or if an inspection shows five or more years of life left. What a contractor can do is give you photos, measurements, and a line-item scope so the adjuster is looking at facts. The insurance claims page walks through the order of steps. Before a storm, the county's Brevard County Storm Center posts evacuation zones, sandbag sites, and shelter openings.
