Roofing in Melbourne Village, FL

Melbourne Village is a town of about 300 homesteads inside a bend of West Melbourne, founded in 1947 by three women from Dayton, Ohio, who wanted a community close to nature where people would build their own houses on big wooded lots. Their American Homesteading Foundation still owns the parks and common ground. The houses date from the late 1940s through the 1970s, many of them owner-built, with a smaller number of newer homes on lots that stayed empty. Winding streets, no sidewalks, and a canopy of oaks and pines cover the whole town, and that canopy is the roofing story here.

Shingle under heavy shade grows algae, holds leaves in the valleys, and stays wet for days after a summer storm. Limbs come down in every named storm, from Frances and Jeanne in 2004 to Irma in 2017 and Milton's bands in October 2024. Metal has become a common replacement because it sheds leaves and takes a limb better than shingle.

Melbourne Roofing connects Melbourne Village homeowners with an independent local roofing contractor.

Melbourne Village roofing, under the canopy

A limb through a 1950s roof is a storm damage call that starts with a tarp. A shaded shingle roof of uncertain age is a roof inspection to tell wear from shade. An owner-built house at the end of its roof is a roof replacement that may find unusual framing and decking, and the contractor prices decking by the sheet for that reason.
